You might not think it could get easier than pushing a big button to open a door, but some garage door openers make things even simpler by offering keyless entry and multiple remotes. Many models come with a keyless entry pad that mounts outside the garage door so you can gain access without a remote. While a remote is preferable for most situations, there are times when you need to get into the garage and don’t have it handy, so this is a nice feature to have.
Garage door openers are always a nice convenience, but become most appreciated when the weather turns nasty. They are also a near necessity if the task of opening and closing a garage door is too challenging, due to physical limitations. Most are relatively inexpensive and highly reliable, although unless you are very handy, you should probably budget for professional installation.
The not-so-competitive advertising trick: How about this racket: We have all heard how you should get at least three bids for any home improvement jobs, right? In some areas the largest ads in the yellow pages are from a single business using various names and phone numbers, masquerading as independent competitors. When you call asking for prices, "they" all quote you very high numbers. You are tricked into thinking you have shopped around for the prevailing price. (The more modern version of this is multiple Web sites that all direct you to call the same person.) If you've ever had to call a plumber you may have unknowingly been a victim of a similar trick.

Technician Mark called 1/2 hr before coming. Very knowledgeable and friendly technician. Originally scheduled as a tune-up but after pointing out several potential problems I decided on the complete overhaul package. All parts were on the truck. Technician completed job in a little over an hour. Very satisfied. Definitely would recommend.Bob PNorth Myrtle Beachread more
However, in addition to potentially causing injuries to the under-prepared DIYer, a malfunctioning door can become a safety hazard to you and your family. Keep in mind, according to the National Electronic Injury Surveillance System (NEISS), over 13000 people checked into hospitals with garage related injuries in the United States in 2007. You don’t want to turn a loved one into a statistic just to save a few dollars!

Install the stiffening strut on top of the top section of steel doors with the section lying flat. Then install the opener bracket that replaces the center bracket between the top two sections. While you’re working on the sections, protect them from scratches by putting carpet scraps on top of your sawhorses. Now, slide the rollers into the roller brackets.
The classic telephone bait-and-switch: This time-honored swindle, also called "false advertising", can show up in the garage door business. Here's how this scam works: When you call and say you have a broken spring, and ask for a repair price, you are told over the phone that the price is X dollars, which typically might seem a little better than the competition. When the repairman shows up, after looking at your broken door, he will casually and matter-of-factly tell you it will cost 2X. If they told you over the phone that it would cost X, well, that was only for one spring, and he must (he must, mind you) install not just one, but two. He will act surprised if you object, as if you should have known that from what you were told over the phone. If you expected to really pay just X, it was your fault for misunderstanding because you don't know anything about how garage doors should be repaired. (You will feel intimidated at this, since you honestly don't know anything, else why would you have called a repairman? Intimidation is a powerful tool against customer resistance.) If your door used only one spring to start with, he will insist on converting yours to two, telling you it is safer the next time a spring breaks. If you originally had two springs, he will tell you that he must replace both springs, and you must therefore pay double what was quoted. While it is true that converting or replacing both springs is a good idea, the bait-and-switch pricing is not. The "bait" is the low price quoted to you over the phone, which they never intended to honor, and the "switch" is switching the price to something higher on a pretense. This method of selling is literally criminal (for example, see Florida Statutes 817.44, all states have similar laws), but a service business can usually avoid detection or prosecution because there are no printed advertisements or other tangible evidence, just one-on-one phone calls. If you find yourself in the middle of this trap, then the proper response is to dismiss the repairman without paying a nickel. Don't expect that you will be able to negotiate a fair price with someone who is using criminal business methods. Certainly don't expect that he will accept a lower price because you accuse him of false advertising. If you absolutely cannot wait for another service call, then you'll have to accept the fraud, in which case you should do so quietly. People that use these methods typically have ways to mentally justify their behavior to themselves as a reasonable business practice, and won't react well to your suggesting otherwise, even though they are in fact small-time criminals, not shrewd businessmen.
Absolute Overhead Door Service was founded by Vince Heuser when he saw the need for a new garage door company that performed at a much higher standard than most companies in the local area. He understood and saw that the need for HONEST, knowledgeable, dependable, and friendly technicians was apparent and Absolute Overhead Door Service was then founded in 2007. With our extraordinary growth because of our outstanding service, we cover the entire Central Kentucky area including Louisville, Elizabethtown, Bardstown, and Southern Indiana. We have warehouses strategically located so our technicians can be on your job within two hours on most days with no extra charges anywhere or anytime in normal hours. No other local company provides the convenient service hours that we do, 8am-6pm Monday-Saturday and Emergency Service after 6pm, Monday thru Friday, and on Sunday’s. We guarantee same day service on calls by 1pm and still get most service calls up to 4pm the same day.
Cable fail-safe redundancy: Based on the proper setting of the drums on the torsion shaft, the two lift cables divide the lifting force equally to keep the door level as it rises. This not only levels the door, but also provides a fail-safe mechanism. If one of the cables should fail, such as from breaking or losing its end attachment, the other cable will then carry the full weight of the door. This will pull the door up on one side with twice the normal force, while the other side falls from its now unsupported weight, tending to make the door bind in its tracks and jam. Although not foolproof, this is a safety feature of the design which keeps the door from falling catastrophically if a cable were to fail while the door was traveling. The jammed condition also prevents a lowered door from opening with the hazard of a single broken cable, further minimizing the chances of both cables failing. Since if one cable fails the other must sustain the full weight of the door, the cables and attachments are rated many times the normal working load of half the door weight. A proper safety inspection of the door should include a critical look at the cables and their attachments.
Garage door repair is a specialized job, which is typically handled by a garage door repair service. Professional garage door repair technicians can test or repair a garage door system and fix cosmetic blemishes on doors. Common requests include help with jammed or inoperable doors, slow or erratic doors, unusual sounds, dents or scrapes on the door, and general system testing. Garage door repair professionals can work on single-car, double-car and RV-size garage doors.
A standard double garage door is 7 ft. high by 16 ft. wide. Standard single doors are 7 ft. high by 8 or 9 ft. wide. Because the doors are so large, few home centers and only some garage door stores keep many doors in stock, so expect to order one instead of buying it off the shelf. Garage doors are available in wood, fiberglass and steel. Steel doors, like ours, are light, maintenance-free, affordable, readily available, and have an insulating value as high as R-19.
Once the springs are torqued, the setscrews tightened, and the locking pliers and winding rods removed, do not play with turning the torsion bar using the winding rods. Doing so even momentarily can relieve the tension on the lift cables, which then easily slip off the drums. Replacing the cables on the drums can be difficult without repeating the entire spring unwinding-winding procedure again, and the cables can be damaged if tension is applied while they are off the drums.
The best garage door openers have a lifetime warranty on their motor and belt or chain. While it’s common for motors to come with lifetime warranties, belt and chain and parts warranties are often not that generous. However, it’s not uncommon for parts warranties to extend several years. Often the warranties are limited and subject to specific stipulations that vary and are detailed in the user manuals.
And for some extra features, you'll appreciate accessing the system through the MyQ smartphone app. You can set up this Chamberlain opener to automatically close the door after 1, 5, or 10 minutes, which is great for people who are a bit forgetful. We also really like the motion-detecting control panel, which turns on lights whenever it records nearby movement.
With the rods and other tools at hand, I am ready to begin. The first task is to remove the broken spring and its unbroken mate from the torsion shaft. To remove and disassemble the shaft and lift drums, the torsion on the unbroken spring must first be released. I used a ratcheting box-end wrench to loosen the set-screws while pushing the rod against the force I knew would be released when the screws let go. Later I switched to an open-end wrench for the set-screws, since some of the square screw heads were too rough to fit in the box-end wrench.
Spring index lower limit: DASMA standard 102-2004 provides a lower limit of 6 for the spring index, which is symbol C in our formulas above (section 9.3). Other interesting items in this standard include an upper limit for how much the door sags when raised (no more than 1/120 of its width, section 9.2.1), that each of the two bottom brackets should sustain twice the door assembly's weight (section 9.2.2) for a total safety factor of about 4, and that the lift cables should provide a safety factor of 5.
Dodging a falling door:: Reversing this equation gives us x=gt^2/2 as the fallen distance x for a given time t. How much time would you have to dodge a falling door if the spring were to suddenly break at the top of travel? Let us assume you are 5.5 feet tall, so the door will hit your head after falling 2 feet from its 7.5 foot fully-raised height. This 2-foot fall takes sqrt(2*2/32.2) = 0.35 seconds (350 milliseconds). The quickest human response time is about 200 milliseconds, so even if you are alert to the hazard, this leaves you only about 150 milliseconds to accelerate and move your noggin out of the way. If you are an Olympic gold medalist in the 100 meter dash, you can accelerate (horizontally) about 10 feet/second^2, and your 150 milliseconds of wide-eyed panic will move you all of 10*0.15^2/2 = 0.11 foot = 1.35 inch.
As noted above, set-screw clamping may have distorted the cross-section of the shaft and made it difficult to slide off all the hardware. With the shaft on the floor, it may be possible to restore enough roundness to proceed, using compensating clamping force to the distorted area via a machinist's vise, an arbor press, a hydraulic shop press, etc., on the shaft body. Burrs and other slight distortions on the shaft can be filed off with a hand file or touched with an abrasive wheel on an angle grinder. At some point, the condition of the shaft may just be degraded enough that it ought to be replaced.

Tools in Action says the Ryobi Ultra Quiet has plenty of versatility, as you can plug devices into the opener hardware, like a Bluetooth speaker, a fan, or even an 18V Ryobi cordless tool battery. When the opener has power, it will charge the battery. But if your home ever loses power, the 18V battery works as a backup to the garage door opener, allowing it to operate normally.

If you have an oversized door, one made of a heavier material such as wood, or a one-piece door, you should consider getting something stronger. In these cases, look for a garage door opener motor rated between 3/4 horsepower and 2 horsepower. There’s nothing stopping you from using a 2-horsepower opener on a smaller door, which can make for smoother operation and a longer service life, but high-horsepower units cost more.
Your ad had no cheap coupons or promises.. Just business. Service was more than prompt. No attempt to fix something that was not broke or did not try to sell me anything I did not need. He stated the price at the beginning and stuck to it. (I was so pleased, I did not bother to mention a senior discount.) Very, very pleased that I have found someone I can trust and rely on. Most styles, whether traditional or contemporary, feature panels, trim, and other detailing. Doors with true frame-and-panel construction tend to be sturdier than those with decorative detail that is merely glued or nailed on. Many styles have glass panels on the top row, which looks inviting from the street and brings daylight inside. You can also find roll-up doors with shatterproof glass or frosted plastic in all the panels, for a more modern look.
“Especially on houses where the garage is front and center, the garage door absolutely has to look good,” says Casey McGrath, a real estate practitioner in Kitsap County, Wash. And it has to operate smoothly: Americans use the garage more than any other entry to the house, including the front door, according to a survey commissioned by window and door manufacturer JELD-WEN.

Insulation increases the efficiency of your door and can lower your electric will. You need R-value garage doors. These type of doors keep out hot and cold air and also provide a sound barrier between the outside and your garage. Insulated doors use polyurethane or polystyrene foam as insulation inside the door. An enantiomorphic (mirrored) pair of springs, such as my standard door uses, will consist of one left-hand and one right-hand spring. Note that this "right" and "left" has nothing necessarily to do with whether the spring is mounted on the left or right of the center bearing plate. Indeed, with my standard door, if you stand inside the garage, facing out, then the spring to the left is a right-hand-wound spring, and the spring to the right is a left-hand-wound spring. The photos above and below of the broken spring show that it is a right-hand-wound spring.
For most homeowners, the garage also functions as the primary entrance to their house. With repetitive daily use, your garage door can experience normal wear and tear and require professional attention. The trained and experienced technicians at Kitsap can help you with any repair needs you may have and will expertly service any garage door brand or type.
Current data from real estate firms throughout the country show that replacing the garage door raises the value of a home by an average of $2,810, according to Remodeling Magazine's report. Based on the average cost of $3,304, this means that replacing a garage door is expected to return 85 percent of the job’s cost, nationally. When replacing a garage door in the Western U.S., however, the return is predicted to be 110.8 percent of your investment.
We’ve been reviewing the best garage door openers for more than half a decade. This year we chose the Chamberlain Premium as our top pick. It’s an efficient, reliable garage door opener, and it comes with a backup battery system that works in a power outage. This model also has a preinstalled timer that closes your garage door automatically so you don't have to worry about whether you left the garage door open.
Using your drill, add tension to the torsion spring. This system uses a single spring for a double door, but many manufacturers use two springs for a double door. The painted line on the spring acts as a gauge for the number of turns you put on the spring. To keep the bar from turning while you’re adding tension, attach a locking pliers to the bar on both ends of the spring. Apply lubricant for garage doors to the spring.

Although the door weight and drum size determine the maximum torque (termed MIP, maximum inch-pounds) needed from the fully-wound spring(s), the spring selection for a given door can still be varied to adjust the cycling stresses. A heavier wire on a larger diameter or longer length will produce the same torque as a lighter wire on a smaller diameter or shorter length, while undergoing less stress and therefore increasing expected cycle lifetime. The heavier spring will cost more but last longer, so this is another design trade-off. Calculating these spring sizes in the field is done using a book of tables (or the software equivalent) that we cannot provide here, although you will find the formulas to estimate spring properties below. If you can accurately provide the weight of the door, or the size(s) of the old spring(s) (assuming they were well-matched to balance the door), then a spring dealer should be able to tell you which spring sizes will work for you.
Manufacturers and distributors of torsion springs believe they are better off not retailing their product directly to the public. They believe they are maintaining higher prices for their product by restricting sales "to the trade." One brochure for parts even flatly stated, "We do not sell to the end user. We protect our dealers," which would seem to be prima facie evidence of an illegal restraint-of-trade scheme. But this is an old story which is true of virtually every product and service, going back to medieval guilds and before.

First and foremost, a garage door, by design, contains springs designed to balance your door and make it easier to lift. Those springs are under incredible amounts of tension. If a spring breaks or is improperly released, it can cause incredible and potentially fatal injuries. Keep in mind, when working on a garage door spring, it is likely that your face and head will be close to it, meaning that your most sensitive area will be in the direct path of the released spring.
