The torsion shaft with lift drums on the ends is above the door. The standard residential door shaft is a 1-inch outside diameter hollow steel tube. The inside diameters of the bearings, drums, and winding cones are sized to loosely fit that 1-inch diameter shaft. At the center is a bearing plate, on either side of which are the torsion springs, or in some cases just one larger spring. The spring pictured on the left in the photo is broken about 1/4 of the way in from its left end. The black shaft with dangling rope and door bracket is the track for the electric opener.
While winding or unwinding, one must be mindful of the possibility that the spring could break during winding process itself. If that should happen while the spring is significantly torqued, hazardous forces on the winding bar will suddenly become unbalanced, and the bar will take an unexpected jump, possibly injuring your hand or anything else in its path. At the same time, the spring remnants, although captured on the torsion bar, will create a frightening racket that would give the bravest soul a start. So your winding technique should be firmly in control of the rods, and you should not be so delicately perched on a ladder such that a startle will result in a fall.
The third stage of garage door opener technology uses a frequency spectrum range between 300-400 MHz and rolling code (code hopping) technology to defeat code grabbers. In addition to transmitting a unique identifier for the remote control, a sequence number and an encrypted message are also sent. Although an intruder could still capture the code used to open a garage door, the sequence number immediately expires, so retransmitting the code later would not open the garage door. The encryption makes it extremely difficult for an intruder to forge a message with the next sequence number that would open the door. Some rolling code systems are more involved than others. Because there is a high probability that someone will push the remote's button while not in range and thus advance the sequence number, the receiver does not insist the sequence number increase by exactly one; it will accept a sequence number that falls within a narrow window or two successive sequence numbers in a much wider window. Rolling code technology is also used on car remote controls and with some internet protocols for secure sites.
I was having an issue with my garage door that turned out to simply be the remote lockout being accidentally engaged. I called Aaron’s Garage Door Service and rather than sending a tech out and charging me for such a simple problem, they explained the solution over the phone. I really appreciate businesses with a sense of integrity like that! If I ever have a real garage door problem, I will absolutely be calling these guys!
Spring stretch: When the door is at the top of travel, the spring(s) are hardly wound, but are stretched, so on a single-spring installation this stretch tends to pull the shaft towards the non-spring side. With two springs, the stretch tends to cancel out. This top-of-travel spring stretch, being about 7 or 8 turns of the wire, will thus amount to upwards of about 2 inches on a typical size spring of 0.253 wire. This spreads out to a gap of about 0.020" per coil on a typical 100-coil spring, so the stretch is not very visible.
The winding technique is simply to (un)wind as far as one rod will go, where it is pressed against the top of the door, or nearly so, by the unwinding torsion. You insert the other rod in the next socket, remove the first rod, and continue. At any point you can stop and rest by leaving the active rod pressed against the door, where it will be held by the unwinding force. I would make a quarter-turn increment that way, and let go for a moment to collect my attention for the next increment, almost in a quiet, meditative alertness. While you can go from one quarter-turn and rod-swap to the next continually without letting go, working fast against the steady tension seemed to invite a kind of shakiness in my arms that was a bit unsettling. It isn't that there is much physical exertion, it is more that the tension is unrelenting, like peering over a precipice.
Yet another professional wrote me to say that the red paint on certain components of these assemblies is an "industry standard" that signals, "Danger! Part under hazardous tension." Other items under tension like the bolts on the cable attachment plate on the door should therefore also be painted red. If so, then this is a new, ambiguous, unreliable, and little-publicized standard, because none of my old hardware shows it, red paint also means other things, and searching the Web does not readily turn up references to this practice.
We believe we should treasure our natural resources, and our business practices reflect this ideal. All our service vehicles are flex-fuel efficient hybrids. When we have to throw away old parts, we recycle as many parts as possible. We clean up our trash after we complete a project. Our dispatch center is conscious about our carbon footprint and we use GPS technology and strategic planning to reduce our miles on the road.
“This is not a simple thing to install,” cautioned one of our testers. “It's likely that you’ll make a few trips to the hardware store even if you’re very handy and have a relatively complete set of tools.” That said, our reviewers thought that this opener’s instructions themselves were very clear and that once setup was complete, the device “worked without lots of fiddling.” Another plus was its added security features, like keyless entry and smartphone app integration. Lastly, our testers did wish it had a built-in camera to allow surveillance in the garage at all times.
Single panel doors are constructed from one monolithic panel. From the closed position a single panel door swings up and overhead with a hinge on each side (known as jamb type hardware) to the fully open position. A disadvantage of monolithic panel doors is that the swing up arc of the door occurs partially outside the garage. This means a vehicle must stop and park several feet in front of the door to avoid being hit by the garage door when it is opened.
The best garage door openers can be controlled from a remote location through your phone. If you’ve ever left home and had a moment of panic, not knowing if you left the garage door open, this feature can give you peace of mind. The door opener’s built-in Wi-Fi connects directly with your home Wi-Fi router, which allows you to close your garage door from wherever you are through a MyQ smartphone app. The Chamberlain Group opener has this feature – it’s a 1-horsepower garage door opener with extra lifting power for unusually heavy doors of over 500 pounds.
The replacement springs in my case proved to be 0.2253 wire size, 2.0 inch (inside) diameter, and 24 inches long, in a pair of one left- and one right-hand winding. Actually, the old springs in these pictures were a slightly smaller size, but another similar door on this garage was better balanced by that size. Whoever installed the old springs didn't quite get the weight and size just right; it is not unusual to find a repair service installing a slightly off-balance spring size that happened to already be on the truck during the service call. My electric opener had no trouble handling the small imbalance. But since it is safer to reduce the electric operating force as much as possible through careful balancing, I chose the size that was working better on the other door. The Chamberlain brand electric openers (also sold by Sears) I have incorporate a plastic worm gear that tends to wear out after some years of use, requiring a disassembly and installation of a $20 repair kit; this wear is minimized by a properly balanced door.

Safe automatic door openers. All automatic openers must now have an auto-reversing mechanism and photoelectric eyes located near the floor on both sides of the door (see photo). If the door is closing and the beam between the eyes is interrupted, the door will automatically reverse. If the eyes aren’t connected, the door won’t operate. Repair Sagging Garage Doors – As doors and homes age, they can shift and move and sometimes this results in a garage door that needs to be realigned or reinforced. We will send a technician to your home to adjust the doors and to inspect the entire opening to make sure the door isn’t damaged. Once we understand the problem, we will fix the needed parts and make any adjustments to the door.
The lucky-for-you-I-found-another-problem trick: Another trick is to suggest your automatic opener was damaged (or "compromised") by the additional load or shock presented by the failure of the spring(s). The plastic worm gear used in the most common openers (see above) wears normally over the years and tends to leave a lot of debris inside the opener housing. Removing the opener cover reveals a lot of plastic shavings that may be cited as "evidence" you need a new opener, when the gears are actually still serviceable. Nevertheless, you may have indeed worn out the gear if you repeatedly cycled the door with the opener despite having broken springs, which is possible if you have a very lightweight door.
Screw - Screw-driven lift systems attach a long screw to the motor to move the garage door. These systems are powerful, fast, relatively quiet and require less maintenance than typical chain- or belt-driven systems. Genie and Overhead Door are two popular brands that make screw-driven systems. Based on our research of Genie’s line, you can expect to pay $244 on average for a screw-driven garage door opener.
