Today's garage doors come with those door sensors, and if anything is in the path of the door the sensor detects it and raises the door back to the open position. These precautions are important for families with young children or pets. Even if you don't have a mini me or furry friend running around your yard, it's a good idea to have a garage door that is safe for you, your guests and your belongings.
While a sudden issue is usually easily repaired, a consistent issue that has gone unaddressed for months or years will likely require a total replacement. The problem is that garage doors have a number of heavy, powerful moving parts. If the door is working as it is designed, it can open and close hundreds and hundreds of times without issues. However, if there is even a small issue in the lifting mechanism that repeatedly influences the movement of the door, you will soon find that the damage caused over those hundreds of lifts can’t be fixed.
Most importantly, you will be greeted by friendly staff and associates that will help you select the right garage door for your home. We welcome the opportunity to supply, install, and/or repair your garage door as well as answer any door questions you may have. Electric Garage Door Openers – Service and repair of the electric garage door opener itself, including the lift mechanism that pulls the door up and guides it down. This is typically not part of the garage door itself and is serviced and repaired on its own interval. Typical service includes inspection, repair, adjustment, and lubrication if needed. Also, we typically inspect the mounting of the unit as well as its attachment to the door itself.

If your door feels heavy, it is likely that your springs have started to wear down and are no longer capable of bearing the weight that they once did. Now, don’t worry, just because a spring is starting to lose its strength doesn’t mean it will snap at any moment. However, simultaneously, a weak spring isn’t any safer to try and repair on your own.

Since we're using an 18-inch (1.5 feet) winding lever to wind each spring up to 29 foot-pounds, we must apply a maximum tangential force to the end of the winding lever of about 20 pounds. Later we'll see that the actual weight of this rather dense door is 238 pounds, implying a maximum tangential force on the winding levers of only about 13 pounds!

Extremely straightforward and efficient estimating and installation process. We purchased a Clopay sectional steel garage door for our double garage that works flawlessly with our existing door operator. The guys suggested an insulated door, but I thanked them and said no because I don't care for the garage to warm up in the winter and create a corrosive atmosphere of melting snow and salt. Great job!

The right side of the photo shows the center bearing plate where the stationary cones attach with two bolts. Some doors may have only one spring rather than two equal ones as shown here (indeed, old marks on the shaft show that this door originally had one spring about twice as long on one side). Above the center bearing plate is the bracket and track from the electric opener.

This work is risky, but the risk is comparable to doing your own car repairs, or climbing on the roof of your house to clean your gutters. These are dangerous things that many people can do safely, but that safety depends on intelligent understanding and application of proper techniques. Professional door repair technicians, who are fully knowledgable, skilled, and experienced, report that they nevertheless are injured from time to time, despite their best efforts. Luckily, your garage door is a pretty sound investment. According to Garage Wow Now, garage doors were ranked in the top three for home improvements whose costs are recouped through increased home value. Similarly, realtors regularly increased the list price of a home with a new garage door by 1 to 4 percent! That means, if you spend $2000 on a new garage door, you can increase the value of your home by almost $8000 if you have a $200,000 home. Furthermore, compared with the other two highest rated improvements — siding replacement and deck installation — a garage door replacement is far more affordable.
It is precisely on those coldest days of the year when you most need and appreciate the convenience of opening and closing your garage door quickly. Sadly, those also happen to be the kinds of days when cold and moisture combine to make this difficult. Garage doors can and do freeze to the garage floor. Sometimes it is a minor icy connection between the two that can be broken when you hit the opener button.
Dodging a falling door:: Reversing this equation gives us x=gt^2/2 as the fallen distance x for a given time t. How much time would you have to dodge a falling door if the spring were to suddenly break at the top of travel? Let us assume you are 5.5 feet tall, so the door will hit your head after falling 2 feet from its 7.5 foot fully-raised height. This 2-foot fall takes sqrt(2*2/32.2) = 0.35 seconds (350 milliseconds). The quickest human response time is about 200 milliseconds, so even if you are alert to the hazard, this leaves you only about 150 milliseconds to accelerate and move your noggin out of the way. If you are an Olympic gold medalist in the 100 meter dash, you can accelerate (horizontally) about 10 feet/second^2, and your 150 milliseconds of wide-eyed panic will move you all of 10*0.15^2/2 = 0.11 foot = 1.35 inch.
There are plenty of garage door accessories to make your garage safer. Sears carries replacement safety sensors that will detect anything in the way and keep it from shutting. If you have a small garage or it's full of gardening equipment, a laser parking assistant will help you find the perfect spot every time. You can set it so it hits the perfect spot on your dash as you pull in. You'll also be able to find new tracks to replace worn opener tracks.
R-value describes the power of the insulation in your door. The higher the r-value, the stronger the insulation. Those doors will have better energy efficiency than doors that have a low r-value. Basic doors have an r-value of 0.0 with no insulation. The first step up gives you 1-3/8” insulation at a 6.5 rating. Next, a 1-3/8” thickness with Intellicore has a 12.9 r-value. The best option on the market is the 18.4 r-value, which has 2” Intellicore insulation.
Using your drill, add tension to the torsion spring. This system uses a single spring for a double door, but many manufacturers use two springs for a double door. The painted line on the spring acts as a gauge for the number of turns you put on the spring. To keep the bar from turning while you’re adding tension, attach a locking pliers to the bar on both ends of the spring. Apply lubricant for garage doors to the spring.

It’s important to pick a door that suits the style of your house. If you live in a Craftsman bungalow, for example, you might want something that looks like the swing-out doors found on garages behind early Craftsman houses. Manufacturers of modern roll-up doors make them in styles that mimic the old swing doors, complete with faux strap hinges on the sides and a pair of handles flanking a deep groove in the center.
When I called to schedule the repair service, I was transferrd 5 times and spoke with 6 service reps. Each rep was very confused by my request to get my garage door repaired. One rep actually told me that Sears doesn't repair garage doors. I had to tell her that Sears installed the door. When I finally found a rep who could schedule my service, it took one week for the appointment.
The wire size and winding direction are easily discovered and proved, as I will explain below. You absolutely must know and understand the critical measurements of your old springs to order replacements. This assumes that the old springs were the correct to begin with; it is not uncommon to have incorrectly sized springs on a door due to a previous sloppy installation, or a significant change in weight of the door.
At this point I weighed the unlifted door to confirm and fine-tune my calculations. This is not strictly necessary, but it makes the adjustments easier to perform, if you happen to have a scale with the requisite capacity. With some helpers, we first lifted the door a few inches and rested it on blocks of wood to provide clearance underneath. Then I slid a 400-pound-capacity freight scale under the center of the door, we lifted again to remove the blocks, and lowered the door gently onto the scale. This door weighed in at 238 pounds, which is very heavy for a single-car door. Since the outside of the door carries the 3/4-inch plywood paneling to match the house, and that plywood weighs about 2 lbs/sq-ft, I estimate the door weight to be about 7 x 10 x 2 = 140 lbs of paneling with the rest 238 - 140 = 98 lbs the interior panels, hardware, and cobwebs. Knowing this total weight will help later in adjusting the torsion on the springs. After weighing, we removed the scale and blocks, leaving the door fully lowered again. Had I not had a high-capacity freight scale, I might have improvised a crude weighing device from levers and smaller weights of known mass, or a lever arm pressing a reduced proportion of the full weight onto a lower-capacity scale. Another factor to remember is that The weight of a wood door can vary with humidity.
And for some extra features, you'll appreciate accessing the system through the MyQ smartphone app. You can set up this Chamberlain opener to automatically close the door after 1, 5, or 10 minutes, which is great for people who are a bit forgetful. We also really like the motion-detecting control panel, which turns on lights whenever it records nearby movement.
