With hundreds of moving parts that are all required to work together, it's no surprise that garage doors may need occasional repair and maintenance. Garage door repair services are also required in emergency situations, like when the garage door won't operate and the car is trapped inside or you've accidentally backed into the door when it was closed. Whether it's a specific repair of your garage door opener, a broken spring that needs to be replaced, or a bent or rusted track, The Home Depot's local, licensed service providers can get the job done quickly and efficiently.
The history of the garage door could date back to 450 BC when chariots were stored in gatehouses, but in the U.S. it arose around the start of the 20th century. As early as 1902, American manufacturers—including Cornell Iron Works—published catalogs featuring a "float over door." Evidence of an upward-lifting garage door can be found in a catalog in 1906.[4]
While there might not be a huge price range when it comes to garage door openers—they are all quite an investment—there a few less expensive options to consider. Here’s a great budget option from Chamberlain. It has a motor that’s equivalent to ½ horsepower and chain drive system that is quick and easy to install. You can also connect it to the MQ technology (gateway sold separately) to use with your smartphone. The product comes with two three-button visor remote controls, a multi-function wall control, as well as a wireless keyless entry system. It comes with a 10-year motor, two-year parts, and one-year accessories warranty.

Depending on the type and location of the damage you might have an alternative to replacing panels, or entire garage doors. One solution to give new life to your garage door is repair. Small dents, rot, rust or holes can be repair without replacing. Depending on what wrong with the panel, average prices for repair are $130 for steel door repairs, $190 for wood, $170 for aluminum and $150 for fiberglass. Garage door panel repair can save homeowners money, but should be weighed against garage door panel replacment.
Single panel doors are constructed from one monolithic panel. From the closed position a single panel door swings up and overhead with a hinge on each side (known as jamb type hardware) to the fully open position. A disadvantage of monolithic panel doors is that the swing up arc of the door occurs partially outside the garage. This means a vehicle must stop and park several feet in front of the door to avoid being hit by the garage door when it is opened.
When I called to schedule the repair service, I was transferrd 5 times and spoke with 6 service reps. Each rep was very confused by my request to get my garage door repaired. One rep actually told me that Sears doesn't repair garage doors. I had to tell her that Sears installed the door. When I finally found a rep who could schedule my service, it took one week for the appointment.

Luckily, your garage door is a pretty sound investment. According to Garage Wow Now, garage doors were ranked in the top three for home improvements whose costs are recouped through increased home value. Similarly, realtors regularly increased the list price of a home with a new garage door by 1 to 4 percent! That means, if you spend $2000 on a new garage door, you can increase the value of your home by almost $8000 if you have a $200,000 home. Furthermore, compared with the other two highest rated improvements — siding replacement and deck installation — a garage door replacement is far more affordable.

Insulation, which increases energy efficiency and can help to lower utility bills, is crucial when a garage door is attached to the home. In this case, doors with high R-values are preferred. This means it has insulation that can keep the heat in. The higher the R-value, the better insulated your garage will be against outside noise and cold and hot air.

We asked our testers to consider the most important features when using this garage door opener, from its drive type to its security features. We've outlined the can’t-miss points here so that you, too, know what to look for when shopping.
Regardless of the material, you will likely need to perform some regular maintenance tasks. A garage door professional can examine common problem areas to ensure all are working as they should. Additionally, it is necessary to examine the integrity of the door itself, since your garage can be especially vulnerable to security issues if your door is not structurally sound.

Your ad had no cheap coupons or promises.. Just business. Service was more than prompt. No attempt to fix something that was not broke or did not try to sell me anything I did not need. He stated the price at the beginning and stuck to it. (I was so pleased, I did not bother to mention a senior discount.) Very, very pleased that I have found someone I can trust and rely on. Center and level the first section after you install the brackets. The door must be level even if the floor isn’t, so use shims under the section to level it. The rubber gasket on the bottom section will fill the gaps created by an unlevel floor. To hold the level in place, tape it to the section. To hold the section in place, lightly toenail a 16d nail into the frame and bend it over the section. Add brackets and rollers before setting them in place and stack one section on top of another, toenailing as you go up.
Here’s an opener that comes with all the bells and whistles. Featuring an ultra quiet belt drive, you’ll be thankful you purchased one like this especially if you have a room positioned near or above the garage. It’s also got battery backup so if the power goes out, you can still get in and out with ease for up to 20 open and close cycles for the first 24 hours of an outage. And for the technology savvy will appreciate its MyQ smartphone control technology that allows you to control the door via an app on your iPhone or Android, plus you’ll receive safety notifications if you’re away from the house and the door opens or closes. And for extra peace of mind, there’s also a feature that will automatically close the door after a set amount of time — you know, just in case you forget.
Before carrying out any kind of San Antonio garage door repair, we try and understand the problem at the very first place. After being contacted, our professionals will go and visit your garage personally and find out the actual problem. They are the best people to suggest if the problem can be solved with repairs or if the garage door will need a replacement. Usually if the problem is a minor one, it can be tackled with repairs, but in case of grave issues, complete replacement of the doors is recommended.

The door and tracks at this stage of the repair are in a minimum-energy condition. This is a good opportunity to work on any hinges, bearings, rollers, cables, or tracks that need tightening, repair, lubrication, or replacement. Again, these parts should be available from the spring source, and should be ordered based on a pre-inspection. Home-improvement stores carry some of these parts, but the type and quality may not be the best.
The special-price don't-tell-my-boss trick: In this scheme, after the technician has worked on your door for a bit, he will grimly notify you that he has discovered an additional repair needed, not just the spring(s). He will offer to do the work at a "special price" if you agree not to tell his boss. This air of conspiracy to get a bargain distracts and disarms you from critically thinking whether you really needed the repair in the first place (likely you don't), and whether the price is really a bargain (likely it isn't).

Our value pick is the Chamberlain PD76EV. It costs about $50 less than our top pick, but it has most of the higher-priced model’s advantages. The PD76EV has the same lift capacity, horsepower, lift system and automation compatibility. However, it doesn’t come with advanced features such as a backup power source, close timer and keyless entry pad. If you can live without those, this opener is a great choice.
These springs weighed in at just over 9 pounds each, including the winding cones. They are covered with a light film of oil, and at this point the job starts to get messy. The manufacturer has painted them with a "225B24" part number, which no doubt indicates the 0.2253 inch wire size, 24 inches long. Perhaps the "B" indicates the 2-inch inside diameter. Both the left- and right-hand springs have this same number on them.

Recently another type of opener, known as the jackshaft opener, has become more popular. This style of opener was used frequently on commercial doors but in recent years has been adapted for residential use. This style of opener consists of a motor that attaches to the side of the torsion rod and moves the door up and down by simply spinning the rod. These openers need a few extra components to function safely for residential use. These include a cable tension monitor, to detect when a cable is broken, and a separate locking mechanism to lock the door when it is fully closed. These have the advantage that they free up ceiling space that an ordinary opener and rail would occupy. These also have the disadvantage that the door must have a torsion rod to attach the motor to.

The majority of those who have purchased this product have been happy with it, saying it’s extremely quiet and comes with a great lifetime warranty. Some of the more critical reviews had to do with the remote not working well and other minor malfunctions. (A few quick tips can help you fix any common garage door opener problems.) However, most were satisfied with the product and would recommend it to others.
The best garage door openers have a lifetime warranty on their motor and belt or chain. While it’s common for motors to come with lifetime warranties, belt and chain and parts warranties are often not that generous. However, it’s not uncommon for parts warranties to extend several years. Often the warranties are limited and subject to specific stipulations that vary and are detailed in the user manuals.
Winding "up" starts out easy. It finishes at the proper number of turns, by which time you are pushing against the maximum torque. Count the turns of spring winding from when the springs are slack. To be sure you're winding the right direction, all you have to remember is that proper winding makes the spring smaller in diameter and longer in length as it twists "in". On the standard door (most common), this means you push the winding bars up to wind up the spring, which is an easily remembered rule. This is very apparent and should be verified during the first few easy turns. You can also think about the correct winding direction in mechanical terms, namely which way the reaction of the spring will torque the shaft and drums, which in turn will lift the cable. This should all make perfect sense before you attempt the manipulations.
Here's a view of my door and its broken torsion spring. This door is 10 feet wide and 7 feet high, constructed of 3/4 thick hollow wood panels inside with 3/4 inch plywood siding outside to match the house exterior. This is original to the house which was constructed in 1978, and is much heavier (238 pounds, as I measured later as described below) than the steel doors most common today in new construction. The 10-foot width is a little larger than usual for a one-car garage; such doors are typically only 7 or 9 feet wide. The ceiling height is 9 feet, providing 18 inches clearance above the torsion shaft. This is in a 3-car garage with 3 separate extra-wide doors. Every man's dream! ('cept when the door is broke.)

Measure springs only when relaxed: Measurements must be taken on a relaxed spring because the winding adds significant overall length while reducing the coiled diameter. If you have a paired design, and one is broken and one is intact, then don't try to measure the length of the intact spring with the door down. A wound spring has 7 or 8 turns adding to the overall length, and will therefore be about 2 inches longer than when relaxed. Measure the lengths of the pieces of the broken spring, which will be unwound, and add them together. As a check, one can measure the length of the intact spring after it is unwound in the procedure to follow below. Be sure also to observe whether the springs are originally of equal sizes, because it is quite possible that they are not.
Although you can replace your garage door opener on your own, it’s more difficult than most DIY projects, so following the installation instructions is a must. If you’re not confident you can replace the opener on your own, you should consider hiring a professional, which further increases your costs. You can also expect to pay more if you’re replacing a garage door in addition to the opener.

The open-ended work-order trick: You may be very surprised if you allow work to proceed without signing a work order with a specified price. Or, you may sign a work order, and think you're protected against open-ended wallet-reaching, only to find a much higher price due at the finish than you expected, because you signed a "parts as needed" order that got loaded up with a long list of parts (that likely were still in serviceable condition). You might have been quoted a price, but then get a bill for that price plus a lot more added for the "service call" and the "parts", and be told the quote was just for the labor. While this is the normal way of abusing your finances down at the hospital, you shouldn't agree to it for a garage door service call. These guys are not doctors.

Since their invention in the 1920s, electric garage door openers have come a long way. Garage door openers work by using a trolley connected to an arm that attaches to the top of the garage door and slides back and forth on a track, which opens and closes the garage door. When operating the motor, a chain or belt turns and pulls the trolley along the track. A good garage door opener will have a horsepower of 1/2 HP, 3/4 HP, or 1-1/4 HP. Garage door openers have the ability to open and close a limited number of times in power outage emergencies. Security is something else to consider when purchasing an opener. It's helpful to have sensors that will stop the operation of the garage door when a person, vehicle, or other obstacle is in the way.
