You might genuinely need some extra parts when you thought you simply needed a broken spring replaced, and a good serviceman will perform a simple inspection to identify such parts. Nor is it unreasonable for a business to charge separately for a service call versus repair work actually performed. But the best protection for you as a buyer, being somewhat at the mercy of whomever you decide to bring on site, is to understand what is being done, and ask intelligently for a clear explanation or demonstration of why extra parts are required.

Trading wire size for length, diameter, or cycle life: Now we are really going to save you some money, if you just recall your high school algebra class (and I don't mean that cute cheerleader who sat next to you). If you further understand the role of the 4th power of the spring wire size (letter d in the formulas above) in the numerator of the spring rate formula, and how to increase or decrease d to compensate for changes in length, diameter, and cycle life, then you're qualified for elite spring calculations. Matching springs is a matter of equating the 4th power of the proportion in wire size change to the proportion of change in the diameter or length or the product of both diameter and length. However, it is usually best to only increase wire size when substituting a spring, since this does not derate the cycle life. If you observe that the formula for bending stress is proportionate to the inverse 3rd power of the diameter, then physically a proportionate increase in wire size will result in a dramatic increase in cycle life of the 3rd power of that proportion. Trade-off example: Yawn with me while we ponder my original spring once more. Let's say I was in a fit of engineering mania, and wanted to replace my spring having a 0.2253 inch diameter wire (d = 0.2253) with a 0.262 wire version (d = 0.262). How much longer is the spring with equal torque rate, assuming we use the same coil diameter? The proportion of this change is 0.262/0.2253 = 1.163, and the 4th power of that is 1.83. This means the length must increase by a factor of 1.83 (again, not counting dead coils). Recalling that the length in Example 1 was 102 non-dead coils, the heavier wire spring must be about 1.83*102 = 187 coils, which when adding 5 dead coils and multiplying by the wire size to get the overall length, is (187+5)*0.262 = 50 inches, versus 24 inches in the original. So using this heavier wire more than doubles the length (and thus the mass and thus the cost). While the cost about doubles, the stress goes down by the inverse 3rd power of the wire size proportion, or 1/(1.163**3) = 0.64. Sress is favorably, non-linearly related to cycle lifetime (halving the stress more than doubles the lifetime), so this decreased stress should more than double the expected lifetime of the spring. While the up-front cost is more, the true cost of an amortized lifetime is much less. In short, per cycle it is cheaper. Ah, the wonders of engineering calculations! Conclusion: Observe that the stress formula (and thus the cycle lifetime) depends only on wire diameter (d) for equal torques. Thus the only way to improve cycle lifetime is to use heavier wire. For equal torques, heavier wire size, due to the exponents in the formulas, increases cycle lifetime much faster than it increases mass (and thus cost), physically speaking.
Safe automatic door openers. All automatic openers must now have an auto-reversing mechanism and photoelectric eyes located near the floor on both sides of the door (see photo). If the door is closing and the beam between the eyes is interrupted, the door will automatically reverse. If the eyes aren’t connected, the door won’t operate. For instructions on how to install a new garage door opener, see How to Install a Garage Door Opener.
Looking for something powerful but don’t want it to be too loud? This garage door opener from Chamberlain is a great option. Featuring an exclusive Motor Vibration Isolation System which eliminates vibration for reduced noise, this is a good choice especially you have an attached garage with rooms above the space. It also has MyQ enabled technology that allows you to monitor and control the opener via your smartphone with an extra purchase of the product. You can set the opener’s timer to close the door one, five or 10 minutes if you forget, and it has sensors to make sure it won’t close if something is in its path. It comes with a lifetime motor, lifetime belt, five-year parts, and one-year accessories warranty.
Though you can do some maintenance to your garage doors on your own, it may be a good idea to schedule routine inspections with a professional. A typical service call will include a manual inspection of the door and opener. Then adjustments can be made including spring tension, chain/belt tension, limits and force adjustments and door lubrication. Fees for this service vary from place to place, but garage door repairs typically cost between $147 and $340.
Weight and cost: The 24-inch-long spring has a calculated weight of 8.4 lbs, not counting the winding cones. At less than $1/lb wholesale, and $3/lb retail for fabricated steel products, this spring should sell for about $8 to $25 (2005 prices) each, depending on the market and source. Since a pair is required, the expected cost for a pair is $16 to $50.
Cycle lifetime unchanged by diameter-versus-length tradeoffs: Since the material stress (and thus cycle lifetime) for equal torques varies only with d, and not D or N, trading coil diameter (D) for spring length (N) in this fashion has no effect on cycle lifetime. Long and skinny, versus shorter and fatter, they'll wear the same if they have the same wire size and diameter-length product. The game of life is all about wire size when it comes to springs (see below).
You can expect to pay between $130 and $350 for a garage door opener, with most models costing an average of $200. The most expensive openers usually include extra accessories and smartphone controls, though most openers can work with a smartphone if you buy a Wi-Fi adapter such as MyQ. The types of garage door openers in increasing order of average cost are as follows: chain, belt, screw and direct drive.
We specialize in all varieties of garage door repair work. We have the tools and knowledge to get the job done safely. It can be somewhat dangerous to take on a garage door repair on your own, and most garage door companies will advise against attempting a DIY fix. There are some hazards to watch out for when working around these heavy and high tension doors. We recommend you give the experts at Girard's a call to address the issue in a safe and timely manner.
Uncentered center bearing plate: The center bearing plate need not actually be in the center. It doesn't much matter where it is, since the purpose of the bracket is to anchor the spring ends. This anchoring must be secure, since all the torsion is held together at that point. On a stud-framed wall, this bracket may be placed over the stud closest to the center rather than exactly at the center of the door opening.
Spending your whole weekend setting up a new garage door opener is not on the top of most peoples list. This opener is easy to install for most levels of DIYers and it provides a quiet and reliable open and close. This has 3/4 HPc DC chain features and the powerhead can open 12" in a second. It has a wireless remote and Intellicode 2 security to prevent people from breaking into your home.
Another moment of truth arrives as the winding-up of the springs begins. (I am just posing here with the camera held out in my left hand. Except for lifting the door onto the scale, this was a one-man job, including the photography.) The position of the bars in this photo was necessary to take the photo, and does not show a correct winding technique, You should not have to swing the bar up as high over the top as shown. The lower bar during winding should swing from pointing down to pointing a little past horizontal. Then you hold that bar horizontal while socketing the other bar pointing down, apply force to that (now) lower bar, then remove the (now) upper bar, wind one-quarter turn, and repeat.

Garage door repair is a specialized job, which is typically handled by a garage door repair service. Professional garage door repair technicians can test or repair a garage door system and fix cosmetic blemishes on doors. Common requests include help with jammed or inoperable doors, slow or erratic doors, unusual sounds, dents or scrapes on the door, and general system testing. Garage door repair professionals can work on single-car, double-car and RV-size garage doors.
An enantiomorphic (mirrored) pair of springs, such as my standard door uses, will consist of one left-hand and one right-hand spring. Note that this "right" and "left" has nothing necessarily to do with whether the spring is mounted on the left or right of the center bearing plate. Indeed, with my standard door, if you stand inside the garage, facing out, then the spring to the left is a right-hand-wound spring, and the spring to the right is a left-hand-wound spring. The photos above and below of the broken spring show that it is a right-hand-wound spring.

It you have a tilt-up door, you are looking at a $150 - $200 repair or replacement. If it's a roll-up door it's going to cost you more. Roll-up door spring repair or replacement is usually around $200 - $250 for a 2 car door. If the brackets need to be disassembled to remove the springs due to the shaft not sliding sideways enough it will cost you an additional $50 - $100.

Electric Garage Door Openers – Service and repair of the electric garage door opener itself, including the lift mechanism that pulls the door up and guides it down. This is typically not part of the garage door itself and is serviced and repaired on its own interval. Typical service includes inspection, repair, adjustment, and lubrication if needed. Also, we typically inspect the mounting of the unit as well as its attachment to the door itself.
With over 300 independently moving parts, your garage door is a deceptively complex piece of equipment. To help prevent malfunctions and break-downs, it is a good idea to occasionally perform a garage door tune-up to keep all of these parts in good working order. A regular tune-up service by a Sears professional can prevent unexpected door problems and prolong the life of your existing equipment.

Most situations allow you to replace spring(s) without removing the assembly from the wall, if there is enough clearance in the surrounding garage structure at the ends of shafts. By unbolting the end bearing plates and removing the drums, you can run the springs down to the ends of the shaft to remove and replace the springs. This avoids the balancing act of holding a long, wobbly, heavy shaft while climbing up and down a ladder. This is how the professionals get the job done in a few minutes.

Drive type Garage door openers work in a variety of ways. A chain-drive model raises and lowers doors with a metal chain — these tend to be inexpensive and able to handle heavier doors, but they’re loud. A belt-drive opener uses a belt and operates more smoothly and quietly. Screw-drive openers, which lift doors with a threaded steel rod, are also quiet and don’t require much maintenance. Finally, a direct-drive opener operates as a single unit — the whole contraption moves to lift the door. These tend to be the quietest, smoothest mechanisms available.
Insulation increases the efficiency of your door and can lower your electric will. You need R-value garage doors. These type of doors keep out hot and cold air and also provide a sound barrier between the outside and your garage. Insulated doors use polyurethane or polystyrene foam as insulation inside the door. Today's garage doors come with those door sensors, and if anything is in the path of the door the sensor detects it and raises the door back to the open position. These precautions are important for families with young children or pets. Even if you don't have a mini me or furry friend running around your yard, it's a good idea to have a garage door that is safe for you, your guests and your belongings.
The Lifestyle garage door screen is a fully retractable garage screen door that works with your existing garage door. The Lifestyle features an industry first, fully retractable passage door for ease of entry and exit without having to retract the entire system. The Lifestyle garage screen is fully spring loaded, making opening and closing quick and easy.
Add the fact that a front-facing garage door can eat up almost 20% of your home’s front facade. With that much curb appeal at stake, a worn-out, beat-up garage door can be a real liability. No wonder that a big majority of homeowners responding to the “Report” gave a garage door replacement project a Joy Score of 9.4 — a rating based on those who said they were happy or satisfied with their remodeling, with 10 being the highest rating and 1 the lowest.
The "liability" angle: The flip side of "safety issue" is "liability". This is not used to directly sell you something; it is used to demean the cheaper alternative and prod you into buying a more expensive (and profitable) option. For example, you may be pressured into buying a whole new door, when you just need a new spring, by the salesman telling you he can't just replace the spring due to "liability" issues. Since product liability is a big burden on the garage door industry, and so many old doors (and especially automatic openers) are dangerous, this may be a genuine reason to accept a higher price.

Carter door: Garage doors in Florida come with extra bracing on the back and are wind-loaded to protect against hurricanes. The average with is 350 lbs. but some can weigh as much as 800 lbs. It can cost up to $1,000 dollars to replace a steel two-car garage door and if it's made of wood it can cost you up to $5,000 dollars. Some customized doors can be as much as 20 - 30k.
While a sudden issue is usually easily repaired, a consistent issue that has gone unaddressed for months or years will likely require a total replacement. The problem is that garage doors have a number of heavy, powerful moving parts. If the door is working as it is designed, it can open and close hundreds and hundreds of times without issues. However, if there is even a small issue in the lifting mechanism that repeatedly influences the movement of the door, you will soon find that the damage caused over those hundreds of lifts can’t be fixed.
We want to serve you not only today, but also in the years ahead. To do that, we make sure that we provide prompt, professional, well-trained technicians that efficiently get the job done right the first time. We take pride in doing everything possible to eliminate warranty issues and to ensure that our clients are thoroughly pleased and return to us for all garage door needs.
Next, the torsion shaft is reassembled with the new springs, the drums repositioned loosely on the shaft, this whole assembly slid back into the end bearings, and the drum set-screws tightened down. I tightened the set-screws about 1/2 or 3/4 of a turn after contact with the shaft, which provides a good grip, but does not distort the shaft. The drums can be set on their old positions, if they were correctly installed, which is snug up against the end bearings to remove any longitudinal play in the torsion shaft. Now the lift cable can be reattached to the drums, and a slight temporary torque applied to the shaft to keep the cable taut while the first spring is wound. This temporary torque is conveniently applied with a pair of locking pliers clamped on the shaft, positioned such that they hold the torque by pressing lightly against the wall above the door, before you start the spring winding, The locking pliers stay on the torsion shaft until you have finished the spring winding locked down the spring cone(s) with the setscrew(s), and removed the winding bars. Then you simply remove them with the release on the wrench handle. I feel that any job that doesn't require a trick manipulation with either locking pliers or duct tape (or in the ultimate case, both!) is just too boring. My trusty pliers look a trifle rusty ever since I used them to clamp something on my outdoor TV antenna "temporarily" and left them out in the weather for, oh, several years. The white stuff on the drum is paint overspray from the original painting of the garage interior.

Those who benefit from this anti-competitive behavior have many excuses for it. They claim that the product is too dangerous and infrequently needed for the public to purchase directly. They say the job is hazardous and requires techniques and tools with which the amateur will rarely practice, which is true. They write me in anger saying I don't understand how expensive it is to put a truck on the road with a technician and parts and salary and benefits and insurance and advertising and every other common business expense. They say it will take the homeowner hours of effort to do this safely and correctly, while they can do it in a fraction of that time and at a price that isn't worth the effort to save. But should they set themselves up as the judge of what you can and cannot do? Of what is an economical use of your time? Imposing minimum order quantities or charging retail prices for small orders is legitimate; inquiring into the purchaser's background is not.

Wheel Track Obstruction – Try closing the garage door manually to see if there are obstructions on the wheel tracks. If that is not the case, examine your tracks for potential damage like dents and bends. Look at your door to see if it is hanging unevenly. If the track is damaged or the door is hanging unevenly, it is time to call a professional for repairs. Track repairs can typically cost $133 to $154. Cost for correcting the uneven hanging of doors themselves can vary greatly, but typically cost about $125.

Sterling Door is the only company we trust with our garage door. When our old door acted up, springs, track, etc., they were always timely and got the job done. Then when we made the jump to a new door, they were excellent. They helped us choose the right door, not just pushing the most expensive model. And installation was well done. I recommend Sterling Door for all of your garage door needs.

Because your garage door can be customized, pricing varies. Our Clopay configurator will help you review pricing as you begin your project. You’ll start with your door size and whether you need a single or double car door. Next, you can choose the collection of door, which gives you options of various materials and styles. Then, you’ll choose your construction, which allows you to decide what you need in terms of energy efficiency, durability and noise control. Lastly, you will be able to visualize the design and see an end price. Other optional add-ons include windows, decorative hardware, smart features and the r-value. However, you do not have to use the configurator. We also install standard garage doors that have not been customized so you know the product price early on in the process.
Sectional: Also known as a raised panel door, this door is the most common. It is made of several horizontal panels hinged together, fitted with wheels and mounted within a track. The biggest advantage of this door is it takes up relatively little space and easily controlled with a standard remote garage door opener for a nominal cost. Their moving parts are readily accessible which can keep repair costs low. The average cost for sectional door repairs is $128.
First and foremost, a garage door, by design, contains springs designed to balance your door and make it easier to lift. Those springs are under incredible amounts of tension. If a spring breaks or is improperly released, it can cause incredible and potentially fatal injuries. Keep in mind, when working on a garage door spring, it is likely that your face and head will be close to it, meaning that your most sensitive area will be in the direct path of the released spring.
