An extension spring counterbalance system consists of a pair of stretched springs running parallel to the horizontal tracks. The springs lift the door through a system of pulleys and counterbalance cables running from the bottom corner brackets through the pulleys. When the door is raised, the springs contract, thus lifting the door as the tension is released. Typically these springs are made of 11 gauge galvanized steel, and the lengths of these springs are based on the height of the garage door in question. Their lifting weight capacity can best be identified by the color that is painted on the ends of the springs.

Most garage door openers are pretty expensive. So if you need an opener on a budget, the Genie 1035-V (also known as the Genie Chain Drive 500) gives you that desirable low price point. It doesn't have a lot of high-end tech features, nor will it manage heavy garage doors, but it does the basic work of raising and lowering the garage door perfectly well.
With garage door installation costs, these numbers also include the actual purchase of the new door and other hardware, including the tracks, adhesives, connectors and fasteners. Keep in mind that if these numbers seem extreme, garage door replacement and upgrades can yield, on average, one of the highest returns on investments for homeowners — with an expected 85 percent.
Current data from real estate firms throughout the country show that replacing the garage door raises the value of a home by an average of $2,810, according to Remodeling Magazine's report. Based on the average cost of $3,304, this means that replacing a garage door is expected to return 85 percent of the job’s cost, nationally. When replacing a garage door in the Western U.S., however, the return is predicted to be 110.8 percent of your investment.

The German-made, .75-horsepower (equivalent) Direct Drive 1042V004 garage door opener doesn't use a belt drive or a chain drive. Instead, the mobile motor crawls along a stationary chain, making it exceptionally quiet. This garage door opener is also feature-packed, though the wireless entry keypad is an extra-cost accessory. Reliability is excellent, and installation is at least a little easier than some other garage door openers. This opener is also sold under the Sommer brand and with different model numbers, but all are similar.
When buying an opener, choose a 1/3 hp or 1/2 hp opener for a single garage door (1/3 hp can be hard to find at some home centers). Go with 1/2 hp for a double door and 3/4 hp for a door that has a wood or faux wood overlay (they can be heavy!). Openers have a set opening speed, so installing an opener with a higher horsepower won’t open your door any faster.
And for some extra features, you'll appreciate accessing the system through the MyQ smartphone app. You can set up this Chamberlain opener to automatically close the door after 1, 5, or 10 minutes, which is great for people who are a bit forgetful. We also really like the motion-detecting control panel, which turns on lights whenever it records nearby movement.
